SWAM is a concentrated, non-caustic, non-acidic detergent sanitizer designed for the one-step removal of moss, mould, algae, and grime. Its biodegradable formula reactivates with rain to provide long-lasting surface protection. It is suitable for a wide range of exterior surfaces, including roofs, concrete, natural stone, timber, and painted surfaces.

What is SWAM and how does it work?
SWAM is a professional-grade biocide treatment specifically engineered for eliminating organic staining, moss, mould, and mildew on hard exterior surfaces. It is designed as a 'set and forget' style application, meaning there is no need to rinse it off after spraying; it bonds to the surface and is continually reactivated by weather events to keep surfaces clean for up to 12 to 18 months.
What types of surfaces is SWAM suitable for?
SWAM is ideal for treating organic growth on a wide variety of hard surfaces, including stucco, rendered walls, concrete driveways, paths, pavers, and roof shingles.
Does SWAM require the addition of an external surfactant?
SWAM is formulated with a built-in surfactant to ensure good surface wetting. While adding an additional high-cling surfactant like SWAG (Gecko) is not strictly necessary, it can safely be added to the mix if you require extra cling and extended dwell time on steep vertical surfaces or walls.
Can runoff from SWAM enter rainwater tanks?
Absolutely not. SWAM is an active chemical biocide containing quaternary ammonium compounds, which are harmful if swallowed and toxic to aquatic environments. If you are treating a roof or surface that feeds into a collection tank used for drinking, household use, or garden irrigation, the rainwater tank collection system must be completely disconnected or bypassed prior to application and remain disconnected until the roof has been thoroughly flushed by subsequent rainfall.
Is SWAM safe to use around garden plants and lawns?
Because SWAM is highly effective at killing organic matter, it can cause chemical burning or defoliation if oversprayed onto lawns, shrubs, or delicate garden foliage. To protect surrounding plant life, heavily pre-rinse nearby gardens with clean water before application, protect them during spraying, and rinse them thoroughly again afterward to dilute any residual overspray.
